Size of the unit is the biggest factor in determining the price. The unit will increase in size based off the size of the space you are cooling or heating. The bigger the space, the more energy is needed to change the temperature. In reference to heating and cooling, energy is measured in BTU's . One BTU is the amount of energy it takes to raise the temperature of 1 pound of water by 1 degree Fahrenheit. For a larger facility you need more power to cool or heat it.

The more people who pass in and out of your business will also increase the size you need for your HVAC system. People generate heat. 1 Person= 400 BTU's. The more people your space accommodates- the more power your system needs to control the temperature.

Be sure to consider how well insulated the building is. If it is well insulated less BTU's, or bits of energy, will escape. If it is not well insulated you may need a more powerful HVAC system.
